Waiting to List Your Home for sale? What you can do While You Wait

 
Waiting to list your home for sale? There’s plenty to get done while you’re waiting. Get all the work done now so it’s ready to list when you are.
1. What furniture and items do you want to move to your next home?
Moving is the best time to purge any items you don’t want to take with you. Do you still have unpacked boxes from your last move? You probably have clothes, dishes and paper work you don’t use or need.
Go through each room of your home with white and black trash bags. Put all trash into the white bags and all donate into the black trash bags. If you want to donate large items like furniture, place a post it note on them.
Put all the trash out on the curb and schedule a donation pick up or take the items to a local charity. If you have large trash that your city won’t take, call a trash removal company.
2. Get all needed repairs done now.
Get an Inspector to give you a list or go through your entire home and make a list of all the broken, leaking or neglected parts. When was your roof installed, how long have you had your HVAC and hot water heater? Are there water stains on the ceiling? Do you need rooms painted a neutral color or just refreshed? How does the landscaping look?
Schedule a handy man, painter, floor company, roofer, HVAC, etc. to get the work done now.
3. Inspection and or Appraisal
This is a great time to get your home appraised and inspected. This way you will have a much better idea of what your home is worth and any issues you need to address before you sell it.
